Thermal Imaging
Thermal Imaging is used as a key technology for building inspection work worldwide, allowing our building professionals to spot and document hidden issues during your inspection.
During a thermal inspection, infrared inspectors rely on thermal imaging cameras to identify potential hazards. These hazards could be anything from electrical issues to moisture leaks or used as a tool to help detect heat losses and air leakage in building envelopes.
Radon Testing
Radon gas is a naturally occurring radioactive gas that is odorless, inert, and colorless. The gas is released as soil breaks down over time and is the second leading cause of lung cancer behind smoking. Testing for the gas is the only way to accurately detect and measure the presence of radon. The Environmental Protection Agency (EPA) recommends all buildings be tested during real estate transactions or after any significant changes or renovations. If a building tests higher than 2.0piC/l, it should be retested in two years.
All testing should be administered by a Radon professional. Here at Southeastern PCA, our Field Service Technicians who perform radon testing will ensure compliance with protocols written and managed by a certified Radon Measurement Professional by the National Radon Proficiency Program (NRPP). All equipment used will be maintained, calibrated and QA/QC tested regularly.
IAQ (Indoor Air Quality or Mold) Testing
Mold and other allergens are a naturally occurring part of our everyday environment. Mold can form in less than 24 hours or be hidden behind finished surfaces and understanding more about mold can help buyers make informed decisions. Proper indoor air quality testing can help a buyer determine whether to invest the time and funds for additional testing and remediation. Depending on risk tolerance and methodology, remediation recommendations can be costly.
Here at Southeastern PCA we utilize standardized sample collection and independent lab analysis to provide our clients with reliable information about their indoor air quality. Our field service technicians collect at least 3 samples to test for mold and other pollutants. We use spore traps to collect air samples from 2 different areas of the building and a control sample from the outside environment. The samples are sent to an independent lab to be analyzed. The lab provides a detailed report of the findings and, if needed, recommendations on next steps for remediation. Mold testing results are available 48 business hours after testing. Additional samples and rushed results are available for an additional fee.

Fire Safety Inspection
Every year, commercial buildings must receive inspection and testing in their facilities to make sure it meets the codes and standards of the Life Safety Code.
A Fire and Life Safety Inspection is performed to ensure the safety of a building’s occupants. The inspections look at a building’s construction, its fire protection systems, and its operational features that provide safety from fire, smoke, and general panic during emergencies.
Elevator Inspection
Elevator maintenance is the inspection process of finding, diagnosing, and fixing issues that may cause elevator malfunction or breakdown. Elevator service technicians perform elevator maintenance to keep lift systems safe and operating efficiently.
Phase 1 Environmental Site Assessment
A Phase I Environmental Site Assessment, commonly referred to as an ESA, or Phase I ESA, is completed to research the current and historical uses of a property as part of a commercial real estate transaction. The intent of the report is to assess if current or historical property uses have impacted the soil or groundwater beneath the property and could pose a threat to the environment and/or human health.
